Project Management
Any building project can be a daunting experience but with the correct knowledge and guidance we can guide you through the process to make the experience relatively painless.
Step 1 – Planning
We will check that you have all the necessary procedures in place to allow the safe and legal build of your proposed development. This will include any Planning or Building Regulation approval required, CDM coordination as required and a full project plan so that you know when your work will start and when it will finish.
Step 2 – The Build
The build process requires regular accurate communication between client and contractor to ensure that what is on the plans is what is built! Quite often planning drawings do not fully disclose specific build details, particularly of bespoke items such as windows and doors or complex steelwork connections. We consult directly with you the client and interpret that into building language so that the contractor produces exactly what is expected as the finished article.
Step 3 – Finance
By directly referencing your cashflow forecast and build estimate, we are able to prepare agreed site valuations for works completed to date so that invoices are detailed and accurate. More importantly risky upfront payments are kept to a minimum and you get what you pay for! We are also able to provide detailed variations for any additional items that might be requested outside of the original building contract.
Step 4 – Completion
On completion of works we will work with you to ‘snag’ your project, a terminology used in building to prepare a list of items that might not be quite to an acceptable finish requiring additional attention. By retaining an agreed percentage of contract (usually 5%) your contractor will have to attend completion of these items before this retention is paid. It is common for a contractor to have a defects liability of up to 12 months from the completion of works.
